Bashayer on Hudayriyat Island sold out in a day: Modon banked AED 3bn on one launch
Modon's first residential project on Hudayriyat Island — 157 villas and 330 apartments — sold out completely on launch day, bringing in about $820 million. The developer has already followed up with Bashayer Final Phase, the last release in this cluster.
Hudayriyat Island in Abu Dhabi has long been associated mainly with sport and leisure — cycling trails, beaches, parks. In December 2025 it got its first genuinely large residential launch: developer Modon brought Bashayer to market, and the result came close to a rare event for any market — a complete sellout on launch day.
What sold in a single day
Bashayer is Modon's first residential community on the island: 157 villas and penthouses in a gated enclave, plus 330 premium apartments across two low-rise buildings. At launch, four- to six-bedroom villas started from $1.9 million, waterfront villas offered eight bedrooms, and apartments started from 80 square metres and $640,000. The payment plan is 50/50 in 5% instalments, handover is set for 2029, and resale before completion is permitted. The entire release — villas and apartments alike — sold out within the first 24 hours, generating roughly AED 3 billion (about $820 million) in sales.
What buyers got
The project is built around a 3.5-kilometre waterfront promenade with wellness infrastructure: a hydrotherapy circuit, a salt-room spa and dedicated digital lounge spaces. The format emphasises service density per square metre over tower count — typical of projects selling an island lifestyle rather than just waterfront floor area.

What is happening on the island now
After the first phase sold out, Modon did not wait — Bashayer Final Phase is already on the market, the last available release in this Hudayriyat cluster: low-rise G+5 buildings with one- to three-bedroom apartments and four-bedroom penthouses, plus G+1 townhomes. For a buyer, this means two things at once: demand for the island is proven by actual money, not just marketing, and this is the last window into this specific residential cluster — any future Hudayriyat projects, if they come, will be building a new location within the island rather than trading on this sellout's track record. The 2029 handover lands right inside the window Colliers projects as Abu Dhabi's peak housing supply period — competition for tenants by handover will run noticeably higher than it does today.
