Dubai Creek Gardens is a new AED 3 billion ($817 million) residential community on Dubai Creek in Al Jaddaf. It will have more than 1 400 homes on 127 000 sq m and the UAE's first Westin and Renaissance branded residences. Construction began in September 2026; completion is scheduled for 2030.
What is Dubai Creek Gardens?
A low-rise community in Phase 2 of Dubai Healthcare City. About 70% of the site is given to gardens, parks, sports facilities and open space. Retail and dining by the water are planned alongside the homes.
The developer is the investment firm Global Partners, which raised more than $300 million for its second property fund to finance the scheme. The project is aligned with the Dubai 2040 Urban Master Plan and the Quality of Life Strategy 2033.

What makes the Westin and Renaissance Residences notable?
Both brands belong to Marriott International, and neither has had residences in the UAE before. Westin is built around wellbeing; Renaissance around culture, design and city life.

In Al Jaddaf, on the south bank of the Creek between the old centre and Business Bay. Kempinski Residences The Creek, another branded building in the same phase of Healthcare City, is already under construction next door.

How much will the homes cost?
As of early October 2026 the developer has announced neither prices nor floor plans. Only the project value, the number of homes and the completion year are known. Any "prices from" in adverts before the official sales launch are expectations, not a price list.
The neighbouring market gives a guide: branded buildings sell at a premium to ordinary ones, which CBRE put at 64% on average across Dubai.
What to check before buying
The timeline and the developer. Completion is four years away, and Global Partners is an investment firm, so look at what it has already delivered. Ask for the escrow account number, the project's registration with the Dubai Land Department and the management agreement with Marriott.
Low-rise waterfront housing with 70% green space is a rare format for central Dubai. If the promised density survives into the approved plans, that is the scheme's main argument.
