The Wadi is a new 3,950-apartment community along Yas Canal on Yas Island, Abu Dhabi. The project is valued at about AED 6bn, roughly $1.63bn. The developer is Cosmo Developments, a joint venture of Flag Holding Group and Reportage Group. Phase one, 530 apartments, is scheduled for handover in Q4 2030.
Where is The Wadi?
The community runs along Yas Canal, in the waterfront residential part of Yas Island. The site covers 140,700 sq m. The developer puts Zayed International Airport about 5 minutes away by car, Ferrari World 9 minutes and central Abu Dhabi about 23 minutes.
SeaWorld, Yas Waterworld and the Formula 1 circuit are nearby. Sphere and the future Disneyland are being built on the same island. We covered the wider pipeline in our piece on Miral's AED 12bn programme.

Who is the developer of The Wadi?
Cosmo Developments, a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. Reportage is responsible for construction, delivery and long-term management of the community.
This is not an Aldar project. Aldar is building Yas Point on the same island, also valued at AED 6bn, but on a different part of Yas and in a different format. The identical figure makes the two easy to confuse.
What will be built at The Wadi?
The plan has 3,950 apartments: studios and one-, two- and three-bedroom units. Beyond housing there is a hotel, retail, parks, sports facilities and a waterfront.
- Site: 140,700 sq m along the canal.
- Homes: 3,950, from studios to three bedrooms.
- Parking: underground, with a pedestrian level above.
- Running route: 6 km.
- Hotel: room count not disclosed.
The name refers to wadis, the dry riverbeds that carry water after rain in the UAE. The design is organised around landscape, water and open courtyards.
When will The Wadi be completed?
Phase one is due in Q4 2030. It consists of two buildings: E1 with 383 apartments over 10 floors and E2 with 147 apartments over 8 floors, 530 in total. Dates for later phases have not been published.
The developer allows about six years for the whole project. First handover is four years away, and payments will follow the construction schedule.
How much do apartments at The Wadi cost?
Prices and the payment plan had not been announced as of 13 October 2026. Neither had a sales launch date. The only public figure is the project value: about AED 6bn for 3,950 apartments.
Simple division gives an average of AED 1.5m per apartment. Treat that as an order of magnitude, not a price list: the total also covers the hotel and commercial space.
How much housing is planned for Yas Island?
Together with Yas Point, 5,550 new homes have been announced: 3,950 at The Wadi and 1,600 from Aldar. Gulf News counts more than AED 30bn of disclosed investment going into the island.
| Project | Value | Timing |
|---|---|---|
| Miral programme: parks and hotels | AED 12bn | five years |
| Sphere Abu Dhabi | about AED 6.24bn | end of 2029 |
| Yas Point, Aldar | AED 6bn | not stated |
| The Wadi, Cosmo | AED 6bn | phase one in Q4 2030 |
Disneyland is not in that total because its budget has not been disclosed. More on Aldar's scheme in our piece on Yas Point.
What should a buyer look at?
The case for the project is location and timing. Sphere is promised by the end of 2029, and phase one of The Wadi a year later. The apartment arrives as the island gains new anchors.
The main risk is volume. Almost four thousand similar apartments will reach the rental and resale market in the same years. Owners will compete with their neighbours and with new hotels: Miral expects room inventory on the island to grow by 30–35%.
Buy only once the project is registered and an escrow account is open. Until prices are published, any "reservation" is a place in a queue.
Frequently asked questions
Is The Wadi an Aldar project?
No. The Wadi is being built by Cosmo Developments, a joint venture of Flag Holding Group and Reportage Group. Aldar's project on Yas Island is Yas Point, with 1,600 residences.
Can foreigners buy at The Wadi?
Yas Island is one of Abu Dhabi's investment zones, where property is sold to buyers of any nationality. Check the terms for this specific project once sales officially open.
When will Disneyland open near The Wadi?
There is no opening date. Disney has given a guide of one to two years for design and four to six years for construction. It is too early to build the park into an apartment's payback.
How many apartments are in phase one?
530 apartments in two buildings: 383 in E1 and 147 in E2. Handover is scheduled for Q4 2030.
