Madinat Jumeirah Living was built facing the Madinat Jumeirah resort complex, across the road from Burj Al Arab. The quarter's architecture follows the same Arabian style as the resort: low sand-coloured blocks with wind towers, courtyards, pedestrian streets.
Our photo was taken from a balcony in this quarter: the community's own buildings and courtyard pool in the foreground, neighbouring blocks beyond, and Burj Al Arab above them. It shows both the character of the development and what the windows actually face.
What sets this address apart
First and foremost, this isn't a tower district. The quarter is low-rise, courtyard-based, with pedestrian links, and it lives differently from the Marina or Downtown. For a family that's a plus; for someone looking for city rhythm and a fortieth-floor panorama, it isn't.
Second, proximity to the resort. Madinat Jumeirah, the Jumeirah beaches and Souk Madinat are within walking distance, while the development itself is set apart from the tourist flow. That combination is rare in Dubai.
Third, scarcity. The quarter is fully built, and no new plots will appear in it. Supply here is finite, which supports price — but also makes the market narrow: few deals, few benchmarks.
What to check
First, what's actually visible from a specific apartment. In this low-rise development, only some apartments have a Burj Al Arab view, and the price gap between those and courtyard-facing units is significant.
Second, the service charge. A quarter with courtyards, pools and landscaping costs more to maintain than an ordinary building; ask for the annual per-square-foot figure before the deal.
Third, rental demand. It exists here and is specific: families and long-term tenants, not short-term tourist rentals, which are usually restricted in this quarter. Confirm the regulations before calculating yield.
