Damac Hills: the park is the asset, not the golf course

Every listing in this community leads with the Trump International course, and almost no tenant chooses a house because of it. The amenity that fills up every evening is the central park, and once you see that, the question of which plot to buy answers itself.

What the community is

Damac Hills is a master-planned community built by Damac around Trump International Golf Club Dubai, off Umm Suqeim Road on the inland side of the city. It was launched in 2013 as Akoya by Damac, covers roughly 3.9 million square metres in the Dubailand corridor, and is now delivered and occupied rather than under construction.

The eighteen-hole championship course opened at its centre in 2017, with an academy and a clubhouse. Around it sit detached villas, townhouse rows across numerous sub-communities, and apartment buildings including the branded Radisson and Artesia towers.

Everyday infrastructure is inside the boundary: Damac Mall, Jebel Ali School on the British curriculum, nurseries, a medical centre, shops and hotels.

That combination — three very different price points and three very different tenant profiles inside one gate — is unusual in Dubai and it is generally good for liquidity.

The park, which is better than the golf

The central park runs to roughly 372,000 square metres and it is not decorative. Sports pitches, a skate park, lakes, walking trails, a fishing lake, stables and a petting farm, plus Malibu Bay, a wave pool with an artificial beach.

For a landlord this is the operative fact. Golf-frontage villas carry the highest premium and are bought by golfers, a small and specific pool. Park-adjacent townhouses are bought by families and let to families, and that pool is far deeper.

The practical rule: the number of households who want a park at the end of the road is much larger than the number who want a fairway, and it is the one you will be letting to.

It is also the amenity most exposed to maintenance funding. Check that the community charge is keeping it in the condition the photographs show, not just that the photographs exist.

The Damac question, answered honestly

Damac is a high-volume developer with a mixed reputation, and a buyer should engage with that rather than either dismissing it or ignoring it.

Delivery has improved considerably over the past decade, and this community is a functioning place with residents in it. Build quality is mid-market — adequate, and below Emaar or Sobha at equivalent price points.

Where Damac communities have run into trouble, it has more often been in community management, service charge disputes and the upkeep of shared facilities than in the structures themselves.

Which means the due diligence here is not about the developer in the abstract. It is about the specific sub-community, walked in person, and its owners association records.

The apartments are a different investment

The towers inside the community let to professionals and couples working in the western business districts who want a green community at an apartment price, and they produce noticeably better percentage yields than the townhouses beside them.

They also carry the risks specific to strata buildings in Damac communities: service charge levels, association competence and the maintenance of shared facilities, all of which have been contested in some buildings here.

If you are buying this community for yield rather than for a family home, the apartments are usually the better arithmetic. The caveat is that building-level due diligence matters far more on an apartment than on a villa.

Do not blend the two in one spreadsheet. They are two markets that happen to share a postcode.

The commute and the supply risk

Access is off Umm Suqeim Road and Hessa Street via Sheikh Mohammed Bin Zayed Road: roughly thirty minutes to Downtown and a similar run to Marina off-peak, longer at peak, with Global Village about eighteen minutes and the airport around thirty-five. No metro.

That is a standard outer-ring villa commute and it is the main constraint on demand. The tenant pool is families who put space, garden and school access ahead of travel time.

The second constraint is supply. Damac has continued to release new phases and adjacent projects, and each release competes with existing owners at both resale and letting.

A private seller cannot match a developer payment plan, so in a community that is still being extended the price has to do that work instead.

What to check before offering

The current condition and management of the specific sub-community, walked rather than read about. Damac Hills is large enough that clusters are in visibly different states.

The service charge history and the owners association records, with attention to whether disputes were resolved or merely deferred.

What remains to be built inside and immediately around the community.

And the plot itself: golf frontage, park frontage, internal row, and which way the garden faces. In a community this size those are four different price points and four different tenant pools, and confusing them is the most expensive mistake available here.
