What this area is actually like

What Damac Hills is

Damac Hills is a large master-planned community developed by Damac around the Trump International Golf Club Dubai, off Umm Suqeim Road on the inland side of the city. It combines detached villas, townhouses, apartment buildings and a substantial central park.

The park is genuinely large and well used — sports pitches, skate park, lakes, walking trails — and it is one of the better community amenities in Dubai, distinguishing this from golf communities where the course is the only green space.

The community has been delivered in phases over roughly a decade and is now substantially complete and occupied, with schools, retail and clinics operating inside it.

The Damac question

Damac is a high-volume developer with a mixed reputation, and buyers should engage with that honestly rather than either dismissing it or ignoring it.

The delivery record has improved considerably over the past decade and Damac Hills is a delivered, functioning community rather than a promise. Build quality is mid-market: adequate rather than exceptional, and below Emaar or Sobha at equivalent price points.

Where Damac communities have had issues, it has more often been in community management, service charge disputes and the maintenance of shared facilities than in the structures themselves. Check the current state of the specific sub-community rather than relying on either the brochure or the reputation.

The product range

Detached villas on the golf course and around the park at the top of the range; townhouses in the mid-range across numerous sub-communities; and apartment buildings including the branded Radisson and Artesia towers at the accessible end.

That range means the community contains very different price points and very different tenant profiles side by side, which is unusual and generally a positive for liquidity.

Golf-frontage and park-frontage plots command clear premiums. Internal townhouse rows are the volume product and where most transactions occur.

The commute

Off Umm Suqeim Road and Hessa Street, roughly thirty minutes to Downtown and a similar run to Marina off-peak, longer at peak. No metro.

This is a standard outer-ring Dubai villa commute and it is the main constraint on demand. The tenant pool is families who prioritise space, garden and school access over travel time.

Within the community everything is close, and the internal road layout works.

Yields and rental demand

Gross yields here are generally better than in the Emaar family communities, because entry prices are lower for comparable space. That is the core investment argument.

Rental demand is real and family-led, with reasonable tenancy lengths. The apartment component lets to a broader pool including professionals working in the western business districts.

The risk is supply: Damac has continued to release new phases and adjacent projects, and each release competes with existing owners at resale and at letting.

Who it suits

A family that wants a house with a garden, a genuinely good park and golf on the doorstep, at a price below the Emaar equivalents.

A yield-focused investor comfortable with a mid-market build standard and a longer commute.

It suits poorly a buyer who wants the highest build quality, anyone who needs to be central, and anyone who will not check the current condition and management of the specific sub-community.

The park, which is better than the golf

The Trump course gets the marketing, but the amenity residents actually use every day is the central park: a genuinely large green space with sports pitches, a skate park, lakes, walking trails, a petting farm and open lawn.

That distinction matters when choosing a plot. Golf-frontage villas command the highest premium and are bought by golfers; park-adjacent townhouses are bought by families and let to families, and they have the deeper demand base.

For a landlord targeting family tenants, park proximity is the more reliable thing to pay for. The pool of households who want a park at the end of the road is far larger than the pool who want a fairway.

It is also the amenity most exposed to maintenance funding, so check that the community charge is actually keeping it in the condition the photographs show.

The apartment component

Damac Hills contains apartment buildings as well as houses — the Radisson and Artesia towers among them — and they are a different investment from the villas beside them.

They let to professionals and couples working in the western business districts who want a green community at an apartment price, and they produce noticeably better percentage yields than the townhouses.

They also carry the risks specific to strata apartment buildings in Damac communities: service charge levels, association competence and the maintenance of shared facilities, all of which have been contested in some buildings here.

If you are looking at this community for yield rather than for a family home, the apartments are usually the better arithmetic — with the caveat that building-level due diligence matters more than it does on a villa.

What to check before offering

The current condition and management of the specific sub-community, walked in person. Damac Hills is large enough that different clusters are in visibly different states.

The service charge history and the owners association records, with attention to whether disputes have been resolved or merely deferred.

What remains to be built inside and immediately around the community, since Damac has continued releasing adjacent projects that compete with existing owners.

And the specific plot: golf frontage, park frontage, internal, and which way the garden faces. In a community this large those four positions are four different price points and four different tenant pools.

The community by the numbers

DAMAC Hills covers around 3.9 million square metres in the Dubailand corridor, launched in 2013 under the name Akoya by DAMAC and now a delivered, fully occupied community rather than a construction site.

The Trump International Golf Club Dubai opened in 2017 at its centre: an eighteen-hole championship course with an academy and a clubhouse carrying an infinity pool and restaurants.

Beyond the golf, the amenity list is genuinely unusual for the price point — Malibu Bay, a wave pool with an artificial beach, roughly 372,000 square metres of parkland, a fishing lake, stables, a petting farm, football pitches and tennis courts.

Everyday infrastructure is inside the boundary: DAMAC Mall, Jebel Ali School on the British curriculum, nurseries, the Aster Medical Centre, shops and hotels.

Access is via Sheikh Mohammed Bin Zayed Road, with roughly eighteen minutes to Global Village, thirty to Dubai Marina and thirty-five to Dubai International.

The DLD index above comes out quarterly and does not separate segments. The monthly price index treats villas and apartments apart, which in 2026 is essential: a market-wide average conceals that the two have gone different ways.

Off-plan took 72.8% of the month's deals and ready homes 27.2%. Ready volume was up 11.4% on the month, and off-plan alone fell both month on month and year on year (−45.3%). So negotiation is realistic on apartments and off-plan, much less so on completed villas in established communities.
