What this area is actually like

What the place is

A man-made island off the Jumeirah shore, built out considerably more loosely than neighbouring Jumeira Bay. A road links it to the mainland; the city centre and the airport are both close.

The anchor is the Nikki Beach resort and residences, with a beach and pool. Beyond them the island holds plots for private villas and scattered development.

The island is younger than its neighbours and not yet full: some plots stand empty, others are under construction right now. For a buyer that is simultaneously the opportunity and the principal risk.

A foreigner takes full freehold, and transactions run on ordinary terms.

How it differs from Jumeira Bay

Chiefly in density and in stage. Jumeira Bay is finished and closed; Pearl Jumeira is still forming, and living beside construction here can run for several years.

Second, price. The entry level on Pearl Jumeira is lower, and that follows directly from the first point: you pay less for taking the district unfinished.

Third, infrastructure. On Jumeira Bay it arrived with Bulgari and works today. Here it appears as development proceeds, and promises in a master plan cannot be inspected now.

For a buyer this is the classic choice between finished and building — in a segment where the price difference runs to millions.

Who it suits

Someone who wants their own house by the water inside the city and is willing to wait while the district matures.

Someone buying a plot to build to their own design — there is more room for it here, and it costs less, than on the island next door.

And it does not suit anyone who needs to move in and live: the district is unfinished, and that has to be seen in person rather than on a render.

What to check before buying

What is being built around your plot and at what stage. A two-year building site next door is not a detail; it is a condition of living there.

The building rules: height, footprint, setbacks from the water. On the islands they are stricter than on the mainland.

Who is responsible for the island’s infrastructure and where it sits in the sequence. Roads and services are shared, and they run to their own timetable.

And the aspect: sea and city views are priced differently, and on an undeveloped plot the future outlook can only be checked against the neighbours’ approved plans.

The Land Department index above is quarterly and emirate-wide. The monthly price index splits villas from apartments — and in 2026 that matters: a single blended figure hides the fact that the two markets have pulled apart.

The month split by completion status: 72.8% of deals were off-plan, 27.2% ready homes. Ready-home volume rose 11.4% on the month, while off-plan was the only segment down both on the month and on the year (−45.3%). The practical read: there is room to negotiate on apartments and on off-plan, far less on finished villas in established communities. Index base is January 2021 = 100 — a villa reading of 292.5 means growth of 192.5% from that mark, not a premium over a 2021 peak. Monthly ValuStrat market review for July 2026, checked 24/08/2026.
