That has changed the market's seasonal profile. A summer slowdown used to be unavoidable because the buyer had to show up in person. Now it's the resale market — where viewing a property in person still matters — that slows in summer, while the primary market runs at full pace year-round.

Why this matters for an owner
The first thing to get right is what to compare against. If you're selling a completed apartment in summer, benchmarking against the market-wide record is misleading — off-plan is what sets that record. The resale segment is still slower in this period, and the right price should be calculated from deals in your own segment, not from the headlines.
And there's a second angle: most of July 2025's record volume is commitments with a 2028–2029 delivery horizon. Those are exactly what will determine what the market looks like when the wave of handovers arrives.
