Radiant Terrace is a new tower by Radiant Real Estate on Al Reem Island, Abu Dhabi: 43 residential floors over a six-level podium, with 618 apartments. Studios start from AED 700,000–800,000 and handover is stated for the third quarter of 2029. Its defining feature is a stepped facade with private terraces.

What is known about Radiant Terrace?

It is a residential tower of 618 apartments: studios, one-, two- and three-bedroom units and four-bedroom duplexes. Sizes run from 549 to 3,179 sq ft, roughly 51 to 295 m².

The facade is a cascade: floors step back from one another, giving apartments open terraces rather than ordinary balconies. The top two floors are given over to duplexes. The podium holds retail.

How much do apartments in Radiant Terrace cost?

On open price lists in early October 2026, studios start from AED 700,000–800,000 and one-bedrooms from AED 1.3m. The entry figure differs between sellers.

Units with a maid's room and a large terrace cost noticeably more than the base layouts. Compare units on internal area: a terrace of 300–400 sq ft changes the price per square foot a great deal.

What is the payment plan and the handover date?

Handover is stated for the third quarter of 2029. In every published plan at least half the price falls due on handover, and the first payment is 5–10%.

The split depends on the unit type: larger units carry a bigger share on completion. The exact schedule for a chosen unit is fixed by the sale and purchase agreement, not by the brochure.

A large completion payment is comfortable during construction but needs a plan for 2029: own funds or a mortgage. UAE banks usually lend a non-resident no more than 50–60% of the value.

Can a foreigner buy an apartment on Al Reem Island?

Yes. Al Reem Island is an Abu Dhabi investment zone where foreigners can hold full ownership. The deal is registered in the emirate's own register, with a 2% fee against 4% in Dubai.

The island falls within the jurisdiction of the ADGM financial centre. That is why, for example, Abu Dhabi's rent freeze did not extend to it — see our piece on why Al Reem stayed outside the freeze.

Dubai's rules do not apply here: a different regulator, different contract forms, different escrow accounts. Dubai price statistics do not describe the island either.

What should Radiant Terrace be compared with?

First of all with the same developer's other towers on the island. In Radiant Garden, apartments were launched from AED 548,000 — cheaper, but without terraces as the central idea.

Three projects by one developer side by side mean both recognition and concentrated risk. Ask what stage the earlier towers have reached: their construction pace says more than any promised date.
