Ras Al Khaimah branded residences: Nobu, Moonstone by Missoni and the Ritz-Carlton villas, checked in 2026
Three branded RAK launches of 2023–24: Nobu Hotel & Residences on Al Marjan (nearly 300 homes, handover now Q1 2028 rather than 2026), Moonstone with Missoni interiors (from about AED 1.29m, due Q4 2026) and Ritz-Carlton villas in Al Wadi (from about AED 16m, sold out, due Q1 2027).
Once construction of the Wynn integrated resort got under way on Al Marjan, Ras Al Khaimah attracted more branded residential launches in a few months than in the previous decade. Here are three that represent three different brand models, and where each stands in September 2026.
Nobu Hotel & Residences, Al Marjan Island
Launched in late 2023: a Nobu hotel, restaurant and beach club with nearly 300 residences — apartments, penthouses and a few villas — close to the Wynn site. At launch the developer was Enevoria Development, part of the Russian Vos'hod group, and completion was talked about for 2026. Property portals now show handover in Q1 2028, two-bedroom apartments from AED 4m, and H&H Development as the developer of record. Before buying, confirm who the seller is under the sale agreement, whose name the escrow account is in, and how the project is registered with the RAK land authority. A change in the development team is not a bad sign in itself, but the paperwork must match it.
Moonstone, interiors by Missoni
Moonstone Residences by Durar Group and partners launched in December 2023 with studios to five-bedroom units and duplexes in an M-shaped building where every home faces the sea. Entry was around AED 1.29m. Portals still show handover in Q4 2026, and the developer has stock left. This is the licensing model: the brand designs the interiors but does not run the building, so the premium is paid once, on purchase, and resale uplift tends to be smaller than for hotel-operated schemes.

The Ritz-Carlton Residences, Al Wadi
RAK Hospitality Holding released a small series of three- to five-bedroom villas attached to the Ritz-Carlton desert resort in January 2024, from roughly AED 16m. The project is sold out, handover is expected in Q1 2027, and resale stock is minimal.
