Sharjah waterfront apartments: Maryam Island by Eagle Hills — Rehan, Anbar, Topaz, Citrine and Layla in 2026
Eagle Hills launched five buildings on Maryam Island in 2024. Rehan and Anbar (from about AED 480–513k) are now complete; Topaz and Layla are due in Q1 2027; Citrine has moved from Q1 2027 to Q2 2028. What that means if you are buying now.
Maryam Island is a waterfront district in Al Khan that Eagle Hills has been building phase by phase. For a Dubai-based buyer it is the simplest way to own a sea-facing apartment for noticeably less than on Dubai's coast, 15–20 minutes from DXB and in a zone where Sharjah allows foreign ownership. In 2024 the developer released five buildings back to back; by September 2026 their paths have diverged.

Status is taken from the projects' listings on property portals. Rehan and Anbar, originally promised for Q3 2026, are already shown as ready. Citrine went the other way, from Q1 2027 at launch to Q2 2028.
Why the entry price doubled within months
It is not all market growth. Rehan and Anbar were sold with studios and small units; Topaz, Citrine and Layla start at one bedroom, run to four, and sit closer to the promenade. Compare price per square foot for like-for-like layouts, not headline entry. Still, each new phase on the island has launched above the last.

How to buy there now
- Completed buildings — Rehan, Anbar and the neighbouring Ayesha Residences — for immediate rental income from families who work in Dubai.
- Resale contracts in Topaz and Layla — about six months to keys, with the main payment on handover. Check how much the seller has paid in.
- Citrine — the longest horizon; factor in the delay that has already happened.
