City Walk apartments: Thyme at Central Park by Meraas, from a 2023 ballot to a finished building
Thyme is a low-rise Meraas building in Central Park at City Walk with one- to four-bedroom homes, sold by ballot in May 2023 from about AED 2.1–2.3m for a one-bedroom. Handover was set for Q3 2026; portals now list it as ready and sold out, like Celadon, Viridian, Erin and Castleton.
In May 2023 Meraas released Thyme, another building in the Central Park quarter of City Walk. Units were allocated by ballot because demand clearly exceeded supply. Three years on, it is a good moment to see how one of Central Park's most sought-after phases turned out.
What was sold
A low-rise building of one- to four-bedroom apartments with floor-to-ceiling windows and a terrace for every home. The real selling point was the setting: the park at the heart of the quarter, running tracks, play and sports areas, a dog park, and City Walk's shops and restaurants on foot, with Downtown and Jumeirah beach about ten minutes away. One-bedrooms launched at around AED 2.1–2.3m, two-bedrooms at roughly AED 3.1m, with handover scheduled for Q3 2026.
Where it stands
Portals now list Thyme as ready and sold out, as are the neighbouring phases — Celadon, Viridian, Erin and Castleton. The only way into Central Park today is the resale market.

Why City Walk holds its value
City Walk was planned as a street rather than a cluster of towers: low density, a park inside, daily needs within walking distance. There is almost nothing comparable in central Dubai, and the land between Al Wasl and Sheikh Zayed Road is taken, so each Meraas phase launched above the last. Tenants are families and professionals working in DIFC or Downtown who stay for years — short-let income is secondary here.
