Villa del Brunello: Boutique Beachfront Residences on Dubai Islands
Interiors by Mr. Eight Atelier, SMEG appliances, Antoniolupi fittings and Dolce & Gabbana Casa spaces make up this beachfront boutique project. Units are handed over semi-finished, with room for personalisation.
Villa del Brunello is the second project on Dubai Islands from Italian developer Mr. Eight: a boutique, premium-class complex directly on the beachfront, with a limited number of residences.
What's inside
- Interiors by Mr. Eight Atelier, SMEG kitchen appliances, Antoniolupi fittings, Zonda lighting.
- Dolce & Gabbana Casa spaces as part of the amenities.
- An infinity pool, wellness and fitness areas.
- Services: a Rolls-Royce chauffeur, a Riva motor launch, 24/7 concierge.
- Units are handed over semi-finished, with room for personalisation.
Is semi-finished handover a plus or a minus?
This is the detail it's easy to skim past, and it's the most practical one in the whole listing. Semi-finished handover means the buyer completes the fit-out themselves.
Who benefits: someone moving in to actually live there and who wants their own materials, their own kitchen layout, their own lighting. In the luxury segment this is a common requirement — a developer's standard finish rarely matches a buyer's taste, and it gets stripped out anyway.

Who doesn't: a buy-to-let investor. The purchase price now needs a fit-out budget added on top, plus several months of work during which the unit earns nothing. Yield should be calculated on the full outlay, fit-out included — not on the list price alone.
Beachfront: what you're actually paying for
Direct beachfront is an asset that can't be reproduced — the coastline is finite. But it comes with its own practical questions worth asking upfront: how the façade is maintained in a marine climate, who maintains the beach and the shoreline, and what happens to the view if high-rise development is permitted on the neighbouring plot. That last question is especially relevant on reclaimed land, where the master plan is still evolving.
