What this area is actually like
What is Al Habtoor City?
Al Habtoor City is a complex built by one developer, Al Habtoor Group, on the bank of the Dubai Water Canal at the Sheikh Zayed Road exit. Broker sheets file it under Business Bay or as a line of its own; in practice it is a self-contained quarter with its own entrance and its own management.
It combines three hotels with residential towers over a shared podium. The tallest of the residential towers, Amna Tower, has 74 storeys, stands 307 metres high and holds 537 apartments. Residents get pools, gyms, restaurants and a running and cycling trail along the canal.
What are the strengths and the weak point?
The strength is the address: Downtown, Dubai Mall and DIFC are minutes away, the canal is under the windows and hotel services sit in the same complex.
The weak point is the highway. Some apartments face Sheikh Zayed Road, and the price gap between a canal view and a road view here is persistent.
Who buys here?
End users and landlords letting long-term to people who work in the centre. Nearby, on Sheikh Zayed Road itself, the same developer is building Al Habtoor Tower — a separate off-plan project, not part of the completed quarter.

The DLD index above comes out quarterly and does not separate segments. The monthly price index treats villas and apartments apart, which in 2026 is essential: a market-wide average conceals that the two have gone different ways.
Off-plan took 72.8% of the month's deals and ready homes 27.2%. Ready volume was up 11.4% on the month, and off-plan alone fell both month on month and year on year (−45.3%). So negotiation is realistic on apartments and off-plan, much less so on completed villas in established communities.
