What this quarter is
Al Habtoor City is a residential and hospitality quarter on the Dubai Canal waterfront in Business Bay, developed by Al Habtoor Group, with a completion year of 2022 per the property record. The record describes it as a district-scale development: three residential towers, three hotels and a theatre on shared grounds.
Its location is the very stretch of canal listings call "Millionaires' Canal": neighbours include Mr. C, Casa Canal and Eden House The Park. The promenade here is walkable and continuous, which for Business Bay is more the exception than the rule.
Our eight listings are one- to three-bedroom apartments ranging from 872 to 2,405 square feet, all ready.
What the numbers show
Prices run from AED 2.2 to 10.2 million (~$600K to ~$2.78M), at an average of around AED 2,967 per square foot (~$810/ft²). A nearly fivefold price spread against a threefold size spread means the quarter has both ordinary units and view units.
Seven of the eight listings are discounted, at an average concession of 9.0%. That's a notable figure for a completed canal-front quarter, and a sign that supply here isn't scarce.
Business Bay is the city's densest district by tower count, and price within it depends heavily on the specific address. AED 3,000 per foot on the canal waterfront is the upper half of the district, but not its ceiling.
What to check
First, which tower and which side. The quarter is made up of several residential blocks, and not all of them have a canal view — some windows face Sheikh Zayed Road or the internal development.
Second, proximity to the hotel component. Hotels, a theatre and restaurants on the grounds mean foot traffic and evening activity. Convenient for some, noisy for others; check on-site on a weekend evening.
Third, the community fee (Dubai's term for the building's service charge). In a quarter with infrastructure on this scale, it runs above the Business Bay average; ask for the figure per foot per year.
A new tower in the quarter
In April 2026 Al Habtoor Group announced a new tower inside Al Habtoor City, valued at around $1.3 billion (roughly AED 4.8 billion). The developer framed it as part of a wider programme of projects in Dubai and Abu Dhabi.
For existing owners it cuts both ways: a new landmark lifts the address, but it also means a building site next door for several years and, eventually, fresh supply on the same stretch of the canal. Height and timing had not been disclosed at the time of the announcement.
