Demand for quality offices in the city is structurally high: vacancy in the best locations sits in single digits, and rents rise along with the inflow of companies. It's against this backdrop that Class A office projects get sold as investments.
What needs checking, though, isn't demand in general but demand as of 2029. Four years pass between launch and handover, and several competing office projects will come to market in Business Bay in that time. The rate the return is calculated on is a future market rate, not today's.
The second question is management. A hotel operator paired with an international consultancy delivers service, but also a higher cost of upkeep than usual. Calculating returns needs a service-charge figure (the annual per-square-foot building-upkeep fee) in dirhams per foot per year, not a description of the services.
Entry price at launch
At the September 2025 launch the smallest office, 58 m², was offered from USD 723,200 — about AED 2.66 million. That is the entry point for a single unit, not a full floor.
