In 2024, Emaar announced two new villa-and-townhouse masterplans in southwest Dubai, along the corridor leading to the future main airport at Al Maktoum. Early coverage referred to them as The Heights Country Club and Grand Club Resort. The first launched in May 2024; the second appears to have come to market in April 2025 under the name Grand Polo Club & Resort. Here is what each contains and where it stands as of September 2026.
The Heights Country Club & Wellness
Emaar unveiled the project on 20 May 2024. Parameters per the developer:
- 81 million sq ft (about 7.5 million sq m), with an estimated project value of AED 55bn;
- roughly 10 minutes from Al Maktoum Airport;
- 3–4-bedroom townhouses and 4–5-bedroom villas around a wellness centre, parks, lakes and tree-lined avenues, plus schools, clinics, mosques and retail;
- launch prices from about AED 2.4–2.5m for a three-bedroom townhouse.
The masterplan comprises eight clusters: Aviara, Bellaria, Faro, Faro 2, Salva, Serenia, Serro and Serro 2. Our site carries pages for Serro 2 and Salva at The Heights. First phases are targeted for handover around 2028, and secondary-market resales are already under way.

Grand Polo Club & Resort
The second project sits in Dubai Investments Park 2, next to The Oasis, and is built around equestrian sport: three polo fields, three showjumping arenas, stables, a grandstand, an amphitheatre and a clubhouse. It covers about 5.5 million sq m, formally unveiled in April 2025. It comprises more than a dozen clusters, including Chevalia Estate, Chevalia Estate 2, Chevalia Fields, Montura, Selvara, Equiterra and Equestra.
Chevalia Estate 2 offers 4–5-bedroom villas of 4,168 to 9,149 sq ft, priced from AED 7.88m, with handover in Q2 2029. Other clusters are also scheduled for 2029.

What to watch
Neither project has a built-out surrounding environment yet: schools, clinics and retail will arrive after the homes are handed over, not alongside them. The first years after keys mean living alongside construction on later phases and depending on a car. For a rental investor, having at least basic amenities in place by handover matters — otherwise the opening rent starts at a discount. For an end-user buyer, the pressure is softer: on a five-to-seven-year horizon Emaar's past masterplans have typically knit together into a complete district — though that is a pattern from prior projects, not a guarantee.
