How to think about a branded building
Separate the operator from the developer. 25hours is responsible for the concept and the service standard; Das Real Estate is responsible for the building being completed on time. Look at the developer's delivery history, not the brand's reputation.
The honest way to size the brand premium is to compare it with an unbranded tower of the same class in Downtown — there are enough of those. The difference in price per foot is the price of the concept.

Downtown is built up densely and high, so 80 storeys here give you something forty do not: a view over the neighbours to the Burj Khalifa, the canal and the bay. From the lower levels in this district, the view almost always runs into the next tower.
