J One settles two of those three from the property record: the complex has a gallery and restaurants. That noticeably raises convenience for a tenant, and it usually shows up in the rate.
The building was handed over five years ago, which is a convenient age: the engineering is still fairly new, but a history of deals and rates has already built up. Compare your unit against actual contracts inside the complex itself — with 347 apartments, there's enough data to evaluate against.
What to check
First, which block and which side. In a multi-block development, some apartments face an internal courtyard and some face the street, and in a dense district that's a meaningful difference.
Second, the community fee (Dubai's term for the building's service charge — the annual per-square-foot cost of upkeep). A complex with a gallery and restaurants costs more to maintain than a plain building; ask for the figure per foot per year and compare it against neighbours.
Third, the unit's condition. After five years of active rental, wear on the finishes varies between units, and listings rarely reflect that.
