The Society House is a 53-storey residential building in Downtown Dubai, currently under construction.
The developer is MAG Group. The architecture is by Next Engineering Consultants.
The building holds 404 apartments in total. Layouts, according to the developer's brochure — 1, 2 and 3 bedrooms.

Areas you can verify
The floor plan brochure gives a breakdown for each type, not a single range. Studio Type A: living area 30.41 square metres plus a 3.94 balcony — 34.35 square metres in total (370 square feet). One-bedroom Type A: 59.76 plus a 9.13 balcony — 68.89 square metres in total (742 square feet).
It also helps that the types are tied to floors: T1 covers floors 3–10, T2 covers floor 2 and floors 11–14, T4 covers 22–23, T5 covers 24–31, T7 covers 41–42. So the type number tells you what height the lot is at, and you don't have to guess about the view.
The balcony is counted separately from the living area in these figures — that is the correct way to read the floor area: compare "suite" with "suite", not total with total.
Who is building it and what the factsheet says
The developer is MAG Group, the design consultant is Next Engineering Consultants. By the propsearch factsheet, the building is under construction, with 404 residences, and only landscaped grounds are confirmed among the amenities. That does not mean nothing else will be in the building: at the time of checking, everything else is stated by the developer but not confirmed by the factsheet.
There is also a discrepancy worth knowing before a deal. The floor plan brochure gives 49 storeys, the propsearch factsheet gives 53. We go with the brochure: it is the developer's own document, while the factsheet is compiled from external data. But since the sources disagree, the storey count is exactly the point to verify against the contract rather than take from either one.
The price spread within the building
Our four lots run from AED 2.15 million to AED 7.5 million. A near-fourfold difference within one building means that the floor and the view here cost more than the apartment itself: the lower levels look onto the neighbouring development, the upper ones onto the Burj Khalifa and the canal.
This is exactly why the brochure's link between types and floors is useful: it lets you work out the lot's height from the type number before you even view it, and place the listing at the upper or lower end of that range right away.
The practical conclusion: there is no such thing as "the price at Society House" as a benchmark. You need to compare a specific lot with others matched by floor and area.
How Downtown differs from neighbouring Business Bay
The difference can be calculated from our own database. The average price per foot in Downtown Dubai is around AED 3,500, with a median lot of AED 4.7 million across 264 listings. Across the canal in Business Bay, the price per foot is higher, around AED 4,900, but the median lot is lower, at AED 3.5 million.
It reads simply: Downtown sells floor area, Business Bay sells compact, expensive units. If you need square footage for a family, Downtown is better value per foot, all else equal; if you need entry into the address at the smallest possible ticket, a cheap lot is more likely to be found on the other side of the canal.
The storey count, the areas by type broken down into living area and balcony, and the link between types and floors come from the developer's floor plan brochure — its disclaimer is there too. The developer, design consultant, unit count and status come from the propsearch factsheet. The final payment on this building falls in 2026 — under off-plan plans that is
40–60% of the price in one go. A UAE bank closes it: the flat becomes the security,
and nothing is added on top of what the developer has already been paid.
