What Dubai Islands is

Dubai Islands is a group of reclaimed islands off the Deira coastline, originally launched as Deira Islands and relaunched under Nakheel with a revised masterplan.

The plan covers five islands with a mix of residential, hotels, marinas, beaches and retail, connected to the mainland by bridges and positioned as the northern counterpart to the southern coastal developments.

Delivery is under way with residential projects from Nakheel and several private developers, plus hotel developments and the beach infrastructure.

The northern coast thesis

Dubai’s residential coastline has been overwhelmingly concentrated in the south — Marina, JBR, Palm Jumeirah, Emaar Beachfront. The northern coast off Deira has been largely undeveloped for residential purposes.

Dubai Islands is the attempt to change that, bringing beach and marina living to a location close to the historic centre, the airport and the northern business areas.

The location is genuinely central by road: Deira and Bur Dubai are minutes away, the airport is close, and Downtown is a reasonable drive.

The early-stage reality

This is a district under construction rather than a district you can move into and find complete. Beaches and some hotels are operating; substantial residential and retail elements are not.

Buying here means buying into a masterplan, with the usual caveats: phases move, features change, and what is drawn is not always what is contracted.

It also means several years of construction around any early-delivered building.

The surrounding context

The islands connect to Deira, which is dense, old and commercial rather than the polished environment surrounding the southern coastal developments.

For some buyers that proximity to real old Dubai is an attraction. For others expecting a Palm Jumeirah environment, it will not be that.

The wider northern regeneration — Mina Rashid, the Creek-side projects, Deira waterfront work — is a supporting factor over the long term.

Which island and which phase, and what is contracted for delivery with it.

The developer, since several are building here and their records differ.

What is planned on the plots between your building and the water.

Bridge access and how the islands connect to the mainland road network at peak.

The service charge including any beach and marine infrastructure components.

Who it suits

A long-horizon buyer who believes the northern coast will develop as the southern one did, and wants to buy beachfront at a price below the established districts.

An investor comfortable with masterplan risk and several years before the district functions properly.

It suits poorly anyone who wants finished beachfront now, which is what Emaar Beachfront and JBR provide at a higher price.
