Dubai off-plan launches of 2024 revisited: Altus, One Residence, V1V1D, Pristine, The Watercrest and Lagoon Views
Six 2024 Dubai launches two years on: Emaar’s Altus and Ellington’s The Watercrest are sold out and on schedule, DAMAC’s Lagoon Views phases complete in 2027, while One Residence (Ginco), Pristine (Zoya) and V1V1D (Object 1) need their 2026–27 dates checked against site progress.
2024 was one of Dubai's busiest years for new launches, with fresh buildings released almost weekly and many buyers reserving off renders and a payment plan. Two years later it is worth checking the promises. We took six very different projects — from Emaar to a first-time developer — and compared their current status on property portals.
| Project | Developer, district | Launch | Promised | Now |
|---|---|---|---|---|
| Lagoon Views | DAMAC, Damac Lagoons | Jan 2024 | Q1 2027 | phases complete in 2027 |
| The Watercrest | Ellington, MBR City | 2024–25 | Q4 2027 | sold out, Q3 2027 |
| One Residence | Ginco, Downtown | Jul 2024 | Q1 2027 | Q1 2027 on paper, early-stage works |
| Altus | Emaar, Creek Harbour | Jul 2024 | Q1 2029 | sold out, Q1 2029 |
| Pristine | Zoya, Al Furjan | Aug 2024 | — | Q1 2027, about 22% built |
| V1V1D Residence | Object 1, JVT | Sep 2024 | Q3 2026 | Q4 2026 |
The big names: sold out, dates holding
Altus, an Emaar tower in Dubai Creek Harbour with one- to three-bedroom homes, is sold out and still due in Q1 2029 — the Creek Harbour pattern of fast sales and a long wait for keys. The Watercrest is a rare house product from Ellington: three-bedroom townhouses and four-bedroom villas in The Sanctuary, District 11, MBR City. Registrations of interest opened in mid-2024 and formal sales in early 2025; it is sold out, due in Q3 2027, with portal entry prices around AED 8.1m. Lagoon Views is DAMAC's six-storey, one- and two-bedroom product in Damac Lagoons, released in many phases; the early ones complete in 2027, with entry from AED 1.2m to 1.45m depending on the phase — check the phase number on any resale contract.
Boutique projects: check the site, not the contract date
One Residence, Ginco's 36-storey, 453-unit tower in Downtown, launched from about AED 1.28m. Portals still show Q1 2027 handover, but the last published progress figure is in single digits — a gap that almost always means a delay. Ask for the latest escrow report. Pristine, Zoya Developments' first UAE project, is a small building in Al Furjan with ground-floor retail, entry about AED 960k and post-handover instalments; Q1 2027 is claimed at around 22% complete. V1V1D Residence, Object 1's 16-storey building in JVT from about AED 760k, has slipped one quarter to Q4 2026.

The takeaway
The large developers in this sample sold out and are holding their dates. Smaller developers often leave portal dates unchanged even when construction lags, so rely on the RERA completion percentage rather than the date in your contract. We walked through how to read a delay in Como Residences and a handover date that moved.

Off-plan mortgage in Dubai: which banks and developers now lend before handover
Damac and ADIB opened finance on projects 35% built once the buyer has paid 50% (March 2025). In 2026 Emirates NBD launched a scheme for Meraas, Nakheel and Dubai Properties from 30% completion, and ADCB a 12-month pre-approval from 3.49%.
Assignment six months before handover: the strategy that works when liquidity falls
A working scenario on a cooling market is buying an assignment at a high stage of completion. Four reasons it works, and the caveat about the premium.
Off-plan and ready: two Dubai markets counted as one
In July 2026 nearly three quarters of Dubai residential transactions were off-plan. The two halves moved in opposite directions that month — and any headline that adds them together is describing developer launches, not the housing market.
How a Dubai launch price list is built, and how to read one
A launch sells out in an afternoon, which is exactly the problem: the buyer has the least time to think at the moment the most is being decided. What the price list is actually telling you, and which columns matter.
What else completes next year: the supply check most Dubai buyers skip
The off-plan risk that matters is not the developer failing. It is a hundred near-identical apartments handing over in the same district in the same quarter as yours — and it is visible years in advance if anyone looks.
Snagging in Dubai: the inspection that belongs before the signature, not after it
Handover is a sequence, and there is exactly one point in it where you have leverage. What a snag list finds, why the good inspectors are booked out when handovers cluster, and how long a developer stays liable once you have signed.
