Kempinski is Europe's oldest hotel brand. Unlike many branded projects where the brand is brought in from outside, here both developer and operator sit within a familiar circle: the building stands on Mohammed Bin Rashid Boulevard, Downtown's main axis.
Priced above the district's per-square-foot average
Our seventeen listings run from AED 1.96 to 17 million, at an average of around AED 4,573 per square foot. The Downtown Dubai average is around 3,500, with a median lot price of AED 4.7 million.
So the price per square foot here runs about a third above the district average — that's the premium for the brand and the boulevard position. A fair way to measure it is to compare against an unbranded tower of similar height in Downtown; there are enough of those nearby.
A ninefold spread within the building (1.96 million versus 17 million) means compact units and large residences coexist here. The building's average isn't a useful benchmark on its own.
The hotel component
