A residential complex branded by Real Madrid, the Spanish football club, is coming to the UAE. It sits in Ghantoot, on the Sahel Al Emarat coast — a stretch of coastline between the two emirates, roughly halfway along the road from Dubai to Abu Dhabi.

What this pricing says
The structure is more interesting than the numbers themselves. The gap between a 3-bedroom apartment (up to AED 4 million) and a detached villa with the same bedroom count (from AED 7.1 million) is nearly double. That's a normal UAE premium for land and privacy, and it immediately shows who the project is built for: apartments are the investor's entry point, villas are the product for a family that's relocating.
A starting price of AED 1.65 million for a one-bedroom in a branded beachfront project is noticeably below comparable waterfront projects in Dubai. The trade-off is location.
Ghantoot, honestly: the upside and the downside
Ghantoot sits on the border between the two emirates, on the E11 highway. Everything about the location follows from that.
- Upside — price. Coastline between two cities costs a fraction of coastline inside either of them.
- Upside — the highway. Both Dubai and Abu Dhabi are reachable via a direct motorway.
- Downside — everything is far. This isn't a suburb of either city: both Dubai's business districts and central Abu Dhabi are roughly equally inconvenient to reach.
- Downside — a thin rental market. A long-term tenant chooses housing based on commute time, and there isn't much employment nearby. The economics here should be calculated around personal use or seasonal rental, not a year-round rental stream.
Bottom line
This project has a clear buyer in mind: someone who wants a beachfront villa for money that doesn't buy a beachfront villa in Dubai, and who's willing to accept the distance from everything. As a buy-to-let investment the location raises questions; as a place to live on the coast with direct access to both capitals, it's a rare offer.
