What Barsha Heights is
Barsha Heights, still universally called TECOM, is a dense cluster of apartment and office towers between Sheikh Zayed Road and Al Barsha, adjacent to Media City, Internet City and Knowledge Park.
It was originally developed as part of the TECOM free-zone complex, which is why the tower stock mixes residential and commercial, sometimes in the same building.
It has a metro station on the red line and sits within walking distance of the Media City business cluster, which is the whole point of the district.
The walk-to-work district
The single strongest argument for Barsha Heights is that people who work in Media City, Internet City and Knowledge Park can walk or take a short shuttle to the office.
In a city where most people commute by car on congested highways, that is a genuine and rare benefit, and it underpins consistent rental demand at every unit size.
The tenant base is media, tech, advertising and education professionals — a stable, well-paid group with reasonable tenancy lengths.
The stock
Towers of varying age and quality, most built between the mid-2000s and mid-2010s. Some are well maintained; some have the maintenance backlogs typical of buildings of that vintage.
Layouts are generally efficient and unit sizes reasonable. Many buildings include a mix of residential and small commercial units, which affects the character and the parking.
Prices are well below Marina and Downtown, and gross yields are correspondingly strong for a central-west location with metro access.
The drawbacks
Density is high and open space is minimal. The district is towers and roads with very little landscaping between them.
Parking is tight, particularly where commercial units share the building, and visitor parking is scarce.
Internal traffic at peak is poor, with a limited number of exits onto Sheikh Zayed Road.
There are no schools inside the district and limited family amenity; this is a professionals’ district.
